What is a buyer’s representative?
A buyer’s representative (also buyer’s rep, or buyer’s agent) is an advocate for the buyer—not the seller—in a real estate transaction. In Wisconsin, buyer’s representatives owe full fiduciary (legal) duties, including loyalty and confidentiality, to their buyer-clients and work in their clients’ best interests throughout the entire transaction.
What is an Accredited Buyer’s Representative (ABR®)?
An ABR® is a buyer’s representative who has completed advanced training and who has proven experience in serving the special needs of buyer-clients. Michael Paul of Discount Realty Works LLC is an Accredited Buyer Representative and has earned the ABR® designation.
Why pay a real estate agent full price if you are already doing a good deal of the work?
As a buyer, you are making the agent's job easier if you narrow
your search down to just a few properties you would like to tour. So if we only need to show you 4 (or fewer) homes, and we make an offer on one
of those that is accepted, I will rebate 1% of the sale price of the home back to you upon successful closing.
Here is the fine print:
- You must sign a buyer agency agreement
- The homes we tour must be listed in the MLS with a buyer agent commission offering of at least 2% (almost all homes in the MLS qualify)
- Properties listed through Discount Realty Works LLC may or may not qualify depending on the agreement with the seller.
- Offer valid only if we tour 4 or fewer homes.
- Your 1% incentive will be paid after successful closing and commission payment made to Discount Realty Works LLC.
- 1% rebate subject to lender approval.
- Purchase price must be over $100,000.
- Your 1% incentive may count as income for tax reporting purposes; check with a tax advisor.
