  1. Find similar properties. How much did they sell for? (yes we know this isn't grammatically correct)
  2. Also find competing properties for sale. Try to list for under their asking price.
  3. List in the MLS. Have a yard sign, nice pictures, good descriptions and keep the house clean.
  4. Lack of activity over time means your price is too high, so lower it.
  5. Accept an offer and let your title company/attorney/discount agent handle the rest.

Is it always this easy? No. Every real estate transaction is different. But our experience is that 90% of deals are quite simple and oftentimes do not even require an attorney (except for the $75 deed preparation work).

You can add lots of other bells and whistles such as staging, sending out emails to everyone you know, newspaper ads, open houses, and so forth. Some of these will no doubt help.
